Construction Manager – Commercial & Residential Projects

We’re working with a well-funded developer with a strong pipeline of both commercial and large-scale residential projects, and they’re looking for an experienced Construction Manager to take ownership of site delivery.
This is a senior role suited to someone who enjoys leading from the front — managing teams, driving programmes, and delivering quality outcomes across complex builds.

About the Role

You’ll be responsible for the full on-site delivery of projects, ranging from multi-unit residential developments through to commercial builds.
You’ll lead site operations day-to-day, working closely with consultants, subcontractors, and internal teams to ensure projects are delivered safely, on time, and to a high standard.

Key Responsibilities

• Lead all on-site construction activities from start through to completion
• Manage site teams, subcontractors, and suppliers
• Develop and maintain construction programmes and track progress
• Run weekly site meetings and coordinate trades effectively
• Monitor quality and ensure compliance with drawings and specifications
• Identify risks early and implement practical solutions
• Manage RFIs, shop drawings, and technical queries
• Work alongside commercial teams on budgets, variations, and reporting
• Oversee project close-out, QA, and handover documentation

Health & Safety

• Drive a strong health & safety culture on site
• Conduct toolbox talks, audits, and regular inspections
• Ensure all personnel are inducted and working safely
• Investigate incidents and ensure corrective actions are implemented

What You’ll Bring

• Proven experience as a Senior Site Manager, PM or Construction Manager
• Background delivering commercial and/or multi-unit residential projects
• Strong programme management and reporting skills (MS Project preferred)
• Confident leadership style with the ability to manage multiple stakeholders
• Sound understanding of NZ construction contracts
• Current LBP and Site Safe Supervisor (or equivalent)
• Experience with systems like Procore is an advantage
